Villa garages / epoxy floor coating

Garage floor coating in Dubai

A garage floor needs more than a fresh colour. We assess the concrete, daily vehicle use and exposure before recommending an epoxy coating and the preparation it needs.

How it works

Villa garages have a different brief from a showroom or a warehouse. Cars bring in hot tyres, sand and occasional oil drips; the same floor may also hold storage, laundry equipment or a workbench. We discuss those uses before choosing the surface finish.

Epoxy garage flooring is a coating system over a prepared substrate, not simply paint rolled over dusty concrete. A sound bond, appropriate primer and compatible layers matter as much as the colour you choose. A decorative flake finish is an option, not a substitute for correct preparation.

Is your garage ready for a coating?

  • Bare concrete that produces dust or is difficult to clean
  • Old floor paint that is peeling where the car parks
  • Oil-stained areas that need assessment before coating
  • A garage renovation where floor use and finish can be planned together
  • Existing tiles or coatings whose bond and compatibility are uncertain

Assessing the surface

Start with the slab, not the colour chart.

We look for moisture, cracks, weak surface material, oil contamination and existing coatings. Surface contamination can prevent adhesion; persistent moisture or movement may require work outside the coating itself. We explain these limitations before agreeing the scope.

We also ask where the car sits, whether sun reaches the floor, how the garage is washed and which equipment must remain in place. These details help establish finish, grip, access and any need for an alternative system in exposed areas.

How the work runs, step by step.

  1. 01

    Inspect and agree the scope

Assess the slab and existing finish, then discuss use, colour, texture and what must be moved.

  2. 02

    Prepare the concrete

Remove unsuitable coatings, mechanically prepare the surface and address agreed repairs and contamination.

  3. 03

    Apply the specified system

Apply compatible primer, body coats and the agreed finish according to the selected system requirements.

  4. 04

    Plan the return to use

Check the finish and give system-specific guidance for walking, moving storage back and parking vehicles.

What to settle before booking

  • A coating does not solve ongoing moisture ingress or structural movement in the slab.
  • Hot-tyre resistance depends on the complete system, preparation and cure; it is not a promise that every epoxy can deliver.
  • Grip and cleaning need to be balanced. Discuss wet footwear, washing and slip-resistant texture before application.
  • Direct sunlight and exposed carports need separate assessment; indoor epoxy should not automatically be specified outdoors.
  • The garage must remain available for preparation and curing. Parking can resume only when the chosen system permits it.

What affects price and time

  • Garage floor area
  • Existing paint or tile removal
  • Oil contamination and concrete repairs
  • Moisture conditions
  • Solid colour or flake finish
  • Access and clearing the garage

We quote after the assessment so the price reflects your actual surface. No fixed prices before we have seen it.

Garage floor coating in Dubai: common questions

We quote after assessing the garage. Area alone is not enough: existing coatings, oil contamination, moisture, repairs and the selected finish all affect the scope. Our epoxy cost guide explains what to compare in quotations.
